The luxury of learning: Why top schools boost lifestyle and home value

Students raising hands

Great schools make homes more valuable by building strong, connected communities.

When you’re house hunting, square footage and granite countertops only tell part of the story. For most families, the real question is: What’s the school situation? Living near a top-rated school means more than strong academics. It means a community where families put down roots, neighbors know each other, and property values stay strong.

So how exactly do schools impact your investment? And which districts are worth considering if you’re looking in the Chicago, Illinois suburbs? Here’s what school quality means for buyers and sellers in Chicago’s North Shore areas.

WHAT GOOD SCHOOLS MEAN FOR YOUR HOME

Great schools elevate communities, creating lasting value for families and homeowners alike.

If there’s one thing that consistently turns heads in real estate, it’s a home located near a good school. Even if you don’t have kids, you’ve probably noticed how often “top-rated schools” show up in listing descriptions.

Here’s how proximity to these highly regarded learning institutions benefits both buyers and sellers, and why homes for sale within their vicinity should be high on your real estate checklist.

For buyers

  1. QUALITY EDUCATION AND COMMUNITY STABILITY

For families, it’s easy to see why a great school district is such a big deal. When you buy a home, you’re also choosing the environment your kids will grow up in and the community you’ll be part of every day. According to the National Association of REALTORS® (NAR), more than half of buyers with children under 18 say school quality is one of the biggest factors in their decision.

And it’s not just about academics. Top-rated school districts usually mean neighborhoods that feel safe, connected, and cared for − the kind where kids play outside, neighbors look out for one another, and local shops stay busy.

  2. STRONGER RESALE VALUE AND BETTER ROI

Even if you don’t have kids, buying in a good school district is still a smart move. Homes in these areas usually sell faster and hold their value better, even when the market gets rough. In fact, studies show that homes in top-rated districts sell about eight days sooner and get roughly 25% more online views than those in average ones.

It all boils down to stability. When the economy dips, homes tied to strong school districts tend to hold steady because these neighborhoods attract long-term, committed buyers. One study found that just a 5% bump in test scores tends to boost nearby home prices by about 2.5%, and another discovered that every dollar invested in local schools adds roughly $20 to home values.

So if you’re a young professional buying your first home, don’t skip the school district details just because kids aren’t in the picture yet − your future self will be glad you didn’t.

  3. CONSISTENT DEMAND IN HIGH-RANKING SCHOOL DISTRICTS

From an investor’s perspective, properties in great school districts offer consistent and built-in demand. These neighborhoods attract all kinds of buyers and renters, from families chasing great schools to professionals drawn to reliable, long-term growth.

Because demand stays strong, these areas tend to ride out market ups and downs better than most. Prices may dip elsewhere, but homes in strong districts usually hold their value. Smart investors also keep tabs on upcoming school projects and re-zoning plans, knowing that a new campus or district improvement could send nearby property values climbing even higher.

  4. LONGER-TERM SECURITY AND NEIGHBORHOOD APPEAL

Empty nesters, retirees, and anyone else focused on lifestyle can benefit, too. Even if your school days are long behind you, buying in a top school district often means moving into a community that takes pride in itself. Well-funded schools usually go hand-in-hand with well-kept roads, parks, and public spaces.

And when it’s time to sell, your home will appeal to a wider pool of buyers, such as families, investors, and professionals. That broad appeal makes your property not just a nice place to live, but also a smart long-term investment.

For sellers

  1. PREMIUM BUYER DEMAND

If you’re selling a home in a top-rated school district, you’re already ahead of the game. Buyers know how valuable these areas are, and many are willing to pay extra to get in. Some families even trade off bigger yards or updated kitchens just to secure a spot in a district with high-performing schools.

  2. FASTER SALES AND STRONGER OFFERS

Homes in top school districts tend to sell faster and for more. Because families often plan their moves around the school calendar, the spring and early summer months (February through July) bring the highest demand. During this window, buyers are especially motivated to act quickly and make solid offers. Those who have already researched the schools know exactly what they want and are less likely to hesitate or haggle.

  3. SCHOOL PRESTIGE AS A KEY MARKETING POINT

If you’re selling in a highly rated district, make it part of your story. Since buyers also tend to look at ratings on platforms like GreatSchools or Niche, including those details in your listing (along with any awards, student achievements, or recent upgrades to local schools) should help to make your home stand out instantly.

  4. MARKET STABILITY AND LONG-TERM APPRECIATION

Even if you’re not thinking about selling right now, owning a home in a respected school district is one of the safest bets to make. These areas tend to hold steady through market ups and downs, and homes there typically appreciate at a reliable pace.

For example, during past recessions, studies showed that homes near top-rated schools saw little to no drop in value. That kind of stability can make a huge difference when you’re planning long-term, whether you’re considering refinancing, moving, or building wealth over time.

Several North Shore schools have STEM programs that prepare students for future careers in science, technology, engineering, and math.

Buffalo Grove and the surrounding areas are home to some of the most respected high schools in the Chicago, Illinois suburbs. Whether you’re drawn to top-tier public districts or prefer private education, there’s no shortage of top-notch options.

Here’s a look at the standout schools families are choosing in Buffalo Grove, Vernon Hills, and Palatine.

Buffalo Grove

Sitting in Chicago’s northern suburbs, Buffalo Grove is full of quiet, tree-lined streets, plenty of green space, and some of the best schools in the area. Since Buffalo Grove covers both Lake and Cook Counties, kids here attend several strong public school districts or go to the well-regarded private schools nearby.

TOP PUBLIC SCHOOLS

In Lake County, students attend either Aptakisic-Tripp School District 102 or Kildeer Countryside District 96, both known for strong academics and positive state ratings. These districts feed into Adlai E. Stevenson High School in Lincolnshire, one of the top public high schools in Chicago, Illinois and the nation. Stevenson, which opened in 1965, serves over 4,000 students and offers exceptional facilities, including a performing arts center, aquatic complex, and technology wing.

In Cook County, students south of Lake Cook Road are part of Community Consolidated School District 21, which leads to Buffalo Grove High School (BGHS). Open since 1973, BGHS is known for its well-rounded programs in academics, athletics, and the arts. The school has received the U.S. Department of Education’s Blue Ribbon Award and consistently maintains a strong graduation rate.

TOP PRIVATE SCHOOLS

For families who want a faith-based education, St. Mary School has been a Buffalo Grove institution for more than 170 years. This Catholic K–8 school combines strong academics with spiritual growth, offering weekly Mass, service projects, and programs in STEM, music, and theater.

Just 10 to 15 minutes away in Arlington Heights, Saint Viator High School builds on that foundation at the high school level. Nearly half of the students here take AP classes, 80% play sports, and the school’s “Lion for Life” spirit reflects its focus on faith, service, and community.

Vernon Hills

Vernon Hills is a thriving community in Lake County, around 40 miles north of Chicago. Known for its friendly neighborhoods and strong school system, the village is home to some of the highest-rated public and private schools in the Windy City.

Vernon Hills High School (VHHS) serves about 1,480 students and lives by the motto “Excellence Is Our Standard.”

TOP PUBLIC SCHOOLS

The William Fremd High School has served Palatine families since the 1960s. Originally opened as Palatine High School South, it was renamed in honor of long-time education leader William Fremd just a few years later.

Consistently ranked among the top schools in Illinois, Fremd has been recognized by Newsweek and U.S. News & World Report as one of the nation’s best and has earned the U.S. Department of Education’s Blue Ribbon Award for Excellence.

Fremd’s strong academics include an outstanding AP program and a focus on both achievement and community. Students may choose to join any of the 60+ clubs and activities − from Robotics and Model UN to the long-running Writers Week event − and take part in a robust athletic program.

TOP PRIVATE SCHOOLS

For families after alternative or specialized education, Palatine is also home to Quest Academy and Immanuel Lutheran School.

Quest Academy serves gifted and talented students from preschool through middle school. Founded in 1982 and accredited by the Independent Schools Association of the Central States, Quest provides a curriculum taught up to two grade levels above the norm. Students do advanced studies in math, science, language arts, and technology, along with arts, drama, and music.

Immanuel Lutheran School, for its part, was founded over 150 years ago and offers a Christ-centered education from early childhood through eighth grade. Accredited by the Illinois State Board of Education and National Lutheran School Accreditation, the school has twice received the Blue Ribbon Award for Excellence, earned top marks in reading and math, and its teachers have been honored with Golden Apple Awards for excellence in education.

BEYOND ACADEMICS

While top-rated schools are a major draw for homebuyers, they’re only part of what makes a community truly thrive. In places like Palatine, Vernon Hills, and Buffalo Grove, it’s the life beyond the classroom that often turns a good neighborhood into a great one.

  • Community pride and local events are a big part of what makes these neighborhoods special. Festivals, farmers markets, and local celebrations bring people together and create a strong sense of belonging.

  • The area’s rich extracurricular scene adds even more appeal. Youth sports, park programs, music, art, and volunteer activities help families connect and give kids a chance to grow outside the classroom.

  • These suburbs also thrive on their family-friendly identity. Safe streets, well-kept parks, and active local organizations make it easy for families to feel at home and stay for the long haul.
